All four lodges are a comfortable base for skiing in northern Nagano. For the most direct access, choose KIJIMA House or Apartment — it is ski-in, ski-out, for first tracks access to fresh powder days. Whichever you pick, you'll come home to a private house with space to dry gear, cook a warm meal, and rest up for the next powder day.

Both are private whole houses with a base rate that covers 8 guests. KIJIMA House sleeps up to 11 and has ski-in, ski-out access — the pick for ski-focused groups. KIJIMA Base sleeps up to 12 and suits big family trips and gatherings. At both, each guest beyond 8 adds 10% of the nightly rate. No — the lodges are open all year round. Kijimadaira sits in Shinetsu Shizenkyo, a region built for the outdoors in every season. Winter brings skiing and snowboarding. The green season brings hiking, cycling, and rivers to swim and play in. To see what's on through the year, visit our blog.

Every lodge has a full kitchen — and the local food makes cooking a joy. Kijimadaira and Iiyama are famous for their rice and fresh mountain vegetables. Cooking with local produce is one of the best ways to taste rural Japan. Don't feel like cooking? Yes — we offer free transfers between Iiyama Station and your lodge, both ways. Each trip carries 4–6 guests, depending on luggage, so larger groups are collected over a few runs. Free transfers are available daily from 8am to 5pm, just send us your train time at least 2 days ahead. Outside those hours, each one-way trip costs ¥2,000.

Prefer to travel on your own? Taxis wait at Iiyama Station, a shuttle bus runs in winter, and every lodge has free on-site parking. Full directions are sent once your booking is confirmed.

We use a tiered policy — the earlier you cancel, the smaller the charge. Full terms come with your booking. Winter dates book out early, so we strongly recommend travel insurance that covers trip cancellation, medical care, and snow sports. If your plans change, contact us as early as you can and we'll do our best to help.

Each lodge is priced per night for the whole property — not per room. Rates vary by season, peaking in winter (mid-December to mid March).

The base rate covers 4 guests at the Cottage and 8 at the House and Base. Each extra guest adds 10% of the nightly rate. Stay 7 nights or more and get 10% off. All rates are in Japanese Yen, tax included — no hidden fees.
